[TriLUG] Software Project: License Options

In a previous post I asked about alternatives to ACT! and after looking at
what is out there I decided to code my own solution for my dads office.
The project is a business-niche solution for Real Estate companies and I
have a friend of mine who will also be coding some of it with me.
The question we have now is what options do I have for
distributing/selling it?
I'd like to try to sell it to a few francishes but still leave the
source open to those who might want to extend it or give myself the option
to GPL it if no buyers bite.
Are there any licenses that allow free use of the source but do not allow
people to distribute it in unimproved binary form? The logic being that
the average Real Estate Franchise doesn't have the technical expertise to
compile and deploy it correctly/safely and I don't want someone to come
along and sell compiled, installable CDs for $2.
Ideas?
